Replacing or repairing your roof is a major construction project that affects one of your biggest investments. So, of course, you want to make sure you hire the right company for the job.

1) Research the contractors. Check the Better Business Bureau, Google reviews, Angie's List, manufacturer websites and referrals. Obviously, several bad reviews is a red flag, but very few reviews can be a red flag, too — it might mean the contractors are inexperienced or recently changed their business name after receiving poor reviews under a different company name.

2) Make sure the contractor has the proper roofing insurance, including liability and workers' compensation insurance.

3) When meeting with the estimator, he or she should inspect the attic, if accessible, and get on the roof, if safe, to inspect all details and possible issues. This legwork is essential to getting an accurate estimate. Not only do you want to avoid mid-project surprises, but you want to make sure you're getting comparable estimates from multiple contractors so you can make the right decision.

4) Ask questions about the process and how the contractor handles safety. OSHA requires full tie off on all residential roofing projects.

5) Understand that it is a major construction project; there will be a lot of debris. Ask how it will be handled and how long the process will take. Usually, replacing a roof takes 1 to 2 days, depending on the size and complexity of the project.
